MAH Standard FHA Risk Sharing and Green Refinance Plus

Fannie Mae has modified their Multifamily Risk Sharing Agreement with FHA/HUD to include an expansion of the existing agreement with a second Green Refinance Plus execution.  

Follow these steps to commit and deliver Multifamily Affordable Housing (MAH) transactions utilizing standard FHA Risk Sharing and Green Refinance Plus executions:

  1. Reserve units for both standard FHA Risk Sharing and Green Refinance Plus transactions with the Affordable Channel prior to initiating a commitment in C&D™.
  2. Initiate a commitment in C&D and navigate to the “Commitment Information” section of the screen.
  3. For Green Refinance Plus transactions, select “Yes” in the Fannie Mae Pre-Review? drop-down menu to identify the commitment as Pre-Reviewed.

  4. Complete the Pricing Attributes and Commitment Details sections on the Commitment page.
  5. Complete the Recourse section to specify the FHA Risk Sharing provisions that apply to the transaction as follows:  

    • Recourse Plan: select DUS Loss Sharing or DUS Pari Passu.

    • Modified DUS Loss Sharing: should always be “No”

    • Lender Loss Sharing %: enter 100

    • FHA Risk Sharing:  select “Yes” from the drop-down menu

    • FHA Risk Sharing %: enter 50
      A waiver may be required for variations to the standard risk sharing agreement.

  6. Complete the remaining sections of the commitment and submit for confirmation.  
  7. Deliver loans in the C&D system once the commitment has been confirmed.
  8. Complete the fields on the Loan page.
  9. If the transaction has the Green Refinance Plus provision, select Green Refinance Plus from the Green Financing drop-down menu.
